XVII. CONVEYANCE OF THE PROPERTY AND REPAIR TO AND MAINTENANCE OF THE PROPERTY

Bye Law No 159


The following repairs and maintenance of the property of the Society shall be carried out by the Society at its costs:

Bye Law No 159(a) Repair and Maintenance at Society's Costs

  1. All internal roads
  2. Compound walls
  3. External water pipe lines
  4. Water pumps
  5. Water storage tanks
  6. Drainage lines
  7. Septic tanks
  8. Stair cases
  9. Terrace and parapet walls
  10. Structural repairs of roofs of all flats
  11. Stair-case lights
  12. Street lights
  13. External walls of the building/ buildings
  14. All leakages of water including leakages due to rain water, and leakages due to external common pipe line and drainage line
  15. Electric lines upto main switches in the flats
  16. Lifts
  17. The damaged ceiling and plaster thereon in the top floor flats, on account of the leakage of the rain water through the terrace
  18. Generators
  19. Security Appliances (CCTV, Intercom, Group Mobile, Mass Data Sharing Devices, Siren Bell)
  20. Rain Water Harvesting
  21. Sewerage, Storm water Water Treatment Plant
  22. Common areas not specifically allotted ,Swimming Pool, Gym, Sauna Bath, Coffee House
  23. Common Parking
  24. Solar and alternate energy devices
  25. Garden
  26. Community hall
  27. Wi-fi setup of the Society

Bye Law No 159(b) Repair at member's Cost

All the repairs, not covered by the bye-law No. 158(a) shall be carried out by the Members at their cost. The expenditure of the internal leakage due to toilet, sink etc. should be borne by concerned flat holders, with the intimation to the Society.
